- Title Examination
- Clear any Title issues uncovered
- Obtain payoffs from current lenders
- Coordinate settlement date with all parties
- Title Insurance Commitment preparation
- Obtain property tax information
- Obtain HOA and/or information on any covenants
- Prepare Deed, POA, HUD-1
- Conduct settlement at a location convenient to the consumer
- Escrow and disburse funds
- Pay off existing loans
- Record documents at office of the clerk
- Obtain releases of existing loans in land records office after payoffs
